Sleeping Arrangements – Comfortably Sleeps 12
Master Suite: California King bed with private en-suite bathroom
Bedroom 2: Two Queen beds — ideal for couples or older children
Bedroom 3: Two Twin bunk beds — perfect for kids or singles
Office: Trundle bed for 2 guests
Additional 2 foldable beds.
Ample Parking for Groups:
3-car garage with interior access with EV charging
On-site RV or motorhome parking
Large driveway with room for up to 15-20 vehicles — ideal for multiple families or group retreats

Guest can access all the spaces other then Master Bed Closet and Closet in Pool table room.

County ordinance: Quiet hours after 10 PM-7AM weekdays & 10PM-8AM weekends.

POOL & SPA:
SPA:
- SPA heating comes free with the stay (Max 4 hrs/day)
- SPA takes ~45mins to heat (Advisable temp is 85. Max temp allowed 92)
Pool:
- Pool heating is free if booked for more than 2 nights
- For Nov-March: pool heating will be $350/1st-night and $175/every following night
- For remaining months: pool heating will be $150/1st-night and $50/every following night
- Pool can take 1-2 days to heat (Max temp allowed 80)
Please note:
- Pool heating requires 24hr notice (prior to check in)
- No Pool or SPA heating allowed when it is raining
- Pool and SPA cannot be heated at the same time

The property has 3 fireplaces.
- Living room fireplace
- Patio and Covered Gazebo (center) fireplaces
- The big fireplace (under the TV) in covered gazebo IS NOT available for use

There are 7 Smart TVs on the property.

EARLY CHECK-IN & LATE CHECKOUT
We’re happy to accommodate early check-in or late checkout whenever possible. Availability depends on same-day bookings and cleaning schedules. If approved, a fee of $50 per hour applies for either option.

Guest & Event Size Limit:
The maximum number of day guests is 75.
If guests are able to carpool or use rideshare services to reduce on-site parking needs, we’re happy to discuss the possibility of accommodating a slightly higher guest count, subject to prior approval.
Event Fees:
- Day Guest (including vendors & staff) Fee: $35 per person per day
- Flat cleaning fee of $350 up to 35 guests or $600 from 35-70 guests
- Flat trash dump fee of $200 up to 35 guests or $350 from 35-70 guests
- Deposit of $1,000 for up to 35 guests or $2,000 from 35-70 guests
- Vendors: $250 per vendor
(Includes but not limited to: caterers, servers, photographers, DJs, tent companies, etc.)
NOTE: After 10PM if day guest stays on the property then additional $150/guest/night will be charged.
NOTE: If the guest count is more than 35 portable restroom is mandatory.
Event booking process:
1. Once the overnight booking is done
2. We will send you the event agreement with full details
3. Review, sign, and return it
4. Pay 50% down plus deposit upon signing
5. Pay the remaining 50% after the event
Failure to submit payment promptly or violation of of the agreement may result in potential booking cancellation.
